ENVIZI FOR COLLIERS

COLLIERS SLASHES ENERGY BILLS AND BOOSTS ENVIRONMENTAL PERFORMANCE

Leading residential and commercial property firm Colliers International implemented the Envizi for Energy platform to support its sustainability initiatives and identify energy-savings opportunities. Cutting AU$250,000 in electricity costs in one building was just the start.

Established in Australia in 1976, Colliers International provides a wide range of real estate services worldwide. The company has a strong focus on sustainability: it was the first in the property sector to be listed on the Corporate Responsibility Index, and was an inaugural signatory to the Cityswitch Green Office program. Colliers was also a founding member of the Green Building Council of Australia and the World Green Building Council.

With its large, diverse and geographically dispersed portfolio, Colliers International was challenged with gathering data from across its properties, and providing property managers with a common reporting and management framework to benchmark their assets.

A new level of insight with Envizi for Energy

To meet this need, Colliers International implemented Envizi for Energy, which Envizi tailored to the company’s portfolio of commercial properties. The web-based platform provides real-time access to a building’s environmental profile, including its energy, gas and water usage, and allows users to generate reports on demand, featuring descriptive charts and graphs.

Identifying anomalies and optimizing operations

Envizi for Energy has empowered Colliers International to take a more proactive and strategic approach to energy management. According to Simon Cox, Head of Sustainability and National Director of Real Estate Management, Envizi allows property managers and operations teams to track building performance and understand trends and possible anomalies.

Early on, the Envizi system identified that a Colliers’ client’s large CBD property had a zero NABERS score – suggesting it was operating very inefficiently. However, the zero rating was at odds with the building’s low energy density ratio (kWh/NLA). Further investigation revealed anomalies in the building management system (BMS).

The BMS was running an undetected after-hours air-conditioning program that was attributing power usage to the base building, dragging down the property’s NABERS rating. Using Envizi, the property manager discovered that a tenant had been using air conditioning continuously since moving in to the property. As a result, Colliers’ client recovered more than AU$250,000 in electricity costs.

Enhancing reporting and accountability

Cox says Envizi meets a growing need in the property market, which is being transformed by stakeholder demands to improve the environmental performance of real estate assets.

“Regulations governing performance standards for leased and owned premises, legislation such as mandatory disclosure of commercial office building energy efficiency, and tenant demand are driving property owners and managers to monitor and report environmental performance as a routine part of their responsibilities,” he says.

Envizi for Energy provides a performance-management framework for benchmarking real estate assets, and generates financial-grade data for evaluating the impact of energy-efficiency, carbon-abatement and environmental programs.

“Property owners now have the data they need to track and evaluate the payback period and return on investment of their efficiency and environmental initiatives,” says Cox.

This new capability is bringing real accountability to Colliers International’s sustainability programs, allowing it to make more informed decisions and maintain its position as a sustainability leader.
